The Lexicon secures a range of new rentals

The Lexicon, a joint venture between Schroders Capital UK Real Estate Fund (SCREF) and Legal & General Capital, has announced that Hobbs, Wimpy, Gymfinity Kids, Laser Clinic, Hat and Home and Perfect Smile will take a total of 22,041 square feet to the scheme.

These new arrivals follow the announcement that Sports Direct will also be opening a 40,000 square foot store. This highlights the continued strong demand for well-placed units in popular commercial and leisure destinations, with the center now 70% leased.

Hobbs, the luxury womenswear brand, has committed to a 2,260 square foot space in the former Jack Wills store and will move in alongside other home fashion favorites TK Maxx, Next and H&M.

Meanwhile, iconic British burger chain, Wimpy will occupy a 3,799 square foot unit, adding to an already diverse food and beverage (F&B) offering that also includes Wagamama, Prezzo and Nandos.

Finally, Gymfinity Kids, Laser Clinic, Hat and Home and Perfect Smile will join The Lexicon’s lifestyle and leisure offering to create an even more varied retail experience taking a combined square footage of 15,982 square feet. Meanwhile, O2 will move from its current location in Princess Square to the former Carphone Warehouse unit.

These latest rentals underscore how The Lexicon continues to attract strong retail and F&B brands. This is facilitated by the centre’s open-air, user-friendly layout which uses pedestrian walkways, covered areas and entertainment facilities to create a modern mixed-use retail destination that helps to enhance Bracknell’s daytime and nighttime economy.

The Lexicon also recently won a prestigious venue-building award, as its program of events, including the activation of the Bracknell Forest Giants, earned it a highly sought-after Pineapple Award.

The wave of new rentals at The Lexicon highlights the confidence that retailers and F&B outlets have in the center and is a testament to the work that Schroders Capital’s real estate asset management team has done to support tenants across the pandemic and other obstacles.

Tom Woolven, Asset Manager at Schroders Capital, said: “We are delighted with the rentals we have secured at The Lexicon over the past few months. The arrival of these new major retail, dining and leisure brands, combined with plans for downtown enhancements, will ensure that The Lexicon remains a thriving shopping destination that continues to attract people from across the Valley. Thames.

“The Lexicon is an integral part of the redevelopment of Bracknell town centre, and these latest rentals will also help cement the town’s status as a key destination in the Berkshire region. As the program continues to go from strength to strength, we are excited to see how these new rentals will accelerate the rejuvenation of the city in the future.
